Pre-Construction Services
Decisions made during pre-construction have a tremendous

assembled a Pre-Construction Services Team that excels not only at estimating,
but analyzes projects from fresh perspectives to focus early decision-making,
budget development and feasibility studies.

value, constructability, building systems and materials enables the team to
develop a contract price and schedule that conforms to an Owner's goals.
Development
Logistics Group’s participation during pre-construction often results in cost
savings exceeding our fees. Not only does the Pre-Construction Team’s
participation save hard costs, an organized preconstruction effort minimizes
architectural costs by eliminating redesigns and excessive documentation.

Design Phase Services

Assist the owner in selecting, retaining and
coordinating the professional services of architects, surveyors, special
consultants and testing laboratories.

Prepare and maintain a project budget.

Prepare preliminary estimates of construction cost
based on early schematic designs and a second estimate when the design
is 50% complete.

Provide cost evaluations of alternative materials
and systems.

Review design documents during their development
and advise on proposed site use and improvements, selection of
materials, building systems and equipment, and methods of project
delivery.

Provide recommendations on relative feasibility of
construction methods, availability of materials and labor, time
requirements of procurement, installation and construction, and factors
related to construction cost.

Prepare and periodically update a project schedule
for the architect’s review and the owner’s acceptance.

Bid Phase Services
- Interview General Contractors suggested by the Team.
- Review and report to the owner, potential value engineering items.
- Interview and negotiate with subcontractors that are recommended by the General Contractor.
- Prepare final costs and assist the owner in preparing the construction contract.

Construction Management Services

Provide administrative, management and related services
to coordinate scheduled activities and responsibilities of the General
Contractor.

Recommend corrective action to the owner and architect,
if an updated construction schedule indicates that the previously approved
project construction schedule may not be met.

Recommend courses of action to the owner if the General
Contractor is not fulfilling requirements of a contract.

Monitor the approved estimate of construction cost.

Assist in the resolution of questions that may arise
with respect to interpretations of the meaning and intent of the drawings
and specifications.

Schedule and conduct meetings to discuss such matters
as procedures, progress and scheduling.

Review and certify the amounts due the General
Contractor for each Contractor’s Application for Payment.

Review requests for changes, assist in negotiating
contractor’s proposals, submit recommendations to the architect and owner,
and, if they are accepted, prepare Change Orders.

Assist the architect in the review, evaluation and
documentation of claims.

Prepare a monthly report that summarizes the physical
and financial status of the project.
